In a strategic move marking the dawn of the new year, SouthWest Water Co., a leading utility company based in Sugar Land, has officially relocated its headquarters to Sugar Land Town Square. The company now occupies the former Minute Maid offices at 2150 Town Square Place, the former headquarters of Minute Maid until 2021.
The eight-story building, once home to Minute Maid until Coca-Cola's relocation to Atlanta, now serves as SouthWest Water Co.'s operational hub on the fourth and fifth floors, totaling 41,114 square feet. This move signifies a significant expansion for the utility company, which secured a 15-year lease in November.
Seamless Transition Facilitated by Local Partners
Managed by Sugar Land Economic Development, the lease transition was seamlessly facilitated by Planned Community Development, representing landlord Lionstone Investments, and JLL, representing SouthWest Water Co.
Outgrowing its previous space in Sugar Land Business Park, SouthWest Water and its approximately 100 employees made the transition to accommodate their expanding workforce, with plans to hire an additional 20 employees by the end of the year, solidifying the company's commitment to the region.
City Support and Incentives for Growth
Elizabeth Huff, Sugar Land's director of economic development, revealed that SouthWest Water took over the lease from Coca-Cola, with plans extending until 2030. The move aligns with Coca-Cola's search for a tenant since relocating the Minute Maid division headquarters in 2021.
Despite pandemic challenges, SouthWest Water seized the opportunity to establish its presence in Sugar Land Town Square, becoming the inaugural recipient of the city's office retention incentive program. Launched in late 2022, the program aims to reward companies retaining their national or regional headquarters with at least 50 jobs in the city.
Strategic Win with City Support
In a press release, SouthWest Water Co. President and CEO Rob MacLean expressed gratitude to the thriving community since their inception in 1985. The company's strategic move reinforces its dedication to the region, highlighting the city's support through reliable infrastructure, an educated talent pool, and pro-business policies.
Underlining the significance of the move, Sugar Land Economic Development offered a substantial cash incentive of $1 million, payable over two years, as part of the office retention incentive program. This financial support, along with the waived requirement for office build-out or improvements, positions the move as a significant win for both SouthWest Water and the city.

This relocation places SouthWest Water in the heart of Sugar Land Town Square, a 32-acre mixed-use town center featuring Class A office space, upscale retail and restaurants, residential condos, a Marriott hotel and conference center, parking garages, and Sugar Land City Hall.
