The Houston real estate market experienced a nuanced beginning to the spring buying season in March, characterized by modest price increases and a decline in sales volume, as reported by the Houston Association of Realtors (HAR).
While home prices in the area saw a slight year-over-year uptick, reaching an average of $412,464 and a median price of $330,000, sales volume dipped by 7.5%, with 7,334 transactions recorded. This trend is indicative of a market where potential buyers may be hesitating, possibly influenced by mortgage rates hovering around 7%.
Interestingly, despite the decline in overall sales, there was a notable increase of 4.9% in pending sales, suggesting a level of activity in the market as some buyers and sellers proceed with transactions. Moreover, the inventory of homes for sale surged by 26% in March, providing buyers with a wider array of options.
Noted that while mortgage rates have slightly decreased from their post-pandemic peak, they experienced a recent uptick to 7.01%, possibly influenced by inflationary pressures and strong employment data.
Thomas Mouton, Chair of HAR from Century 21 Exclusive, emphasized the cautious approach some buyers may be adopting due to ongoing interest rate fluctuations, despite the increased availability of homes on the market.
