GreenDot Establishes North American Headquarters at Hughes Landing in The Woodlands

The Woodlands, TX - European recycling solutions group, GreenDot, has chosen Hughes Landing as the location for its new North American operations. The organization, originating from Germany and renowned for its material recycling solutions, recently signed a lease for 6,707 square feet at Three Hughes Landing, an office building owned by Howard Hughes Holdings Inc.

GreenDot, a pioneer in Extended Producer Responsibility (EPR) programs, boasts a track record of elevating Germany's recycling rate from 3% in 1991 to an impressive 60%. The North American division, based in Dover, Delaware, aims to replicate this success in the U.S. where the plastics recycling rate currently hovers under 10%.

Leslie Hushka, Managing Director of GreenDot North America, expressed enthusiasm about joining the vibrant Hughes Landing and The Woodlands communities. She stated, "We firmly believe that our shared values of sustainability, innovation, and collaboration will positively impact the community and help us achieve our shared goal of a more sustainable future."

The Woodlands Diversifies with GreenDot's Arrival

The Woodlands, traditionally dominated by the oil and gas industry, is diversifying its economic landscape. Patrick Stites, Howard Hughes' Vice President of Strategic Investment Analysis, noted that GreenDot was attracted by the quality of life and community in The Woodlands compared to Houston, citing the lake as a major selling point.

GreenDot is one of six companies to sign leases at Hughes Landing in the fourth quarter, bringing the office campus closer to full occupancy. Other notable tenants include waste services company Waste Connections, Beusa Energy LLC, DME Express LLC, Sealube Marine (a Gulf Oil Marine subsidiary), and custom homebuilder Design Tech Homes.

Howard Hughes has signed 40 tenants at the 79-acre Hughes Landing in 2023, bringing the seven-building office portfolio's occupancy to 81%. The entire 4.2 million-square-foot portfolio is close to 90% filled. While there are limited floors available at Hughes Landing, Howard Hughes' master plan includes additional parcels that can accommodate up to five more office buildings, tailored to tenant needs.

In the lease negotiations with GreenDot, Colliers represented Howard Hughes, as opposed to the previously stated representation by SVN J. Beard Real Estate.
